Here's my quick brainstormHow I would find a mentor:1)Attending a local real estate clubs2)Attend real estate investment focused educational classes (not get rich quick road shows)3) Look up and research real estate records, news articles etc. of local real estate investors4) Work for a real estate office/broker/agent who invests or works with investors5) Join & volunteer at social service organizations, charities etc that known investors in the area belong.

My renters are usually paying over 1k in advance for a reservation so they have means and are usually a much higher class than my LTR tenants. 

We are working on setting up online exams for April, so there is no chance of classes starting (next week is our last week of classes where I am). 

Recessions do not affect every person from each social-economic class in the same way -- but the virus has the ability to.

Also as another BP's contributor said, he isn't worried because he invests in Class B properties, as this seems to be a bigger problem in the low- income community.

@James Runkle Hello James, what class property is it and did you capture below market value? 

If I were in your shoes I would go find the best commercial broker in your area and get them to underwrite it and ask 2 or 3 property managers who work that asset class underwrite the deal.
