All real estate is local so you need to attend local REIA meetings, any investor meetings you can find on MeetUp.com, local landlord association meetings.This is where you will learn who the players are in your area, how they find deals, how to estimate repairs, how to negotiate with sellers, which attorneys they use, which contractors, where they find deals.And finding buyers when you have a true deal is so easy.

If you have language in your lease that allows for entry to complete necessary repairs, I would give them official notice to enter and finish the window install by personally accompanying the contractor.

If you can demonstrate a clear plan via a scope of work, contractors bids, and budget and give a compelling argument for an ARV which would allow for the loan to be repaid then you can get a Hard Money Loan.  

You can calculate all the prices for approx. material costs (I inflate these numbers), and get with a contractor to give you a good idea of labor costs.

it's in new ken in a nicer neighbor hood of that area. hoping to walk through a 2nd time this week with contractor friend of mine to get a rough idea of total costs for everything before moving forward with an offer.thanks in advance for any input!
