The bigger portfolios will sit for little longer and have less competition.

That class C building with the same tenant demographics in Dallas or Houston might be cheaper, but in ABQ it's pricing seems more robust due to less competition. 

The prices have increased over the years and it has become very competitive but there are still deals to be found.

@KEVIN OTERO Wholesaling in Denver and NoCo is very competitive, but doable if you're determined and put in the work.

It's hard to find deals right now, but if you're the bank (cash purchase) or you don't care if your returns top 7 or 8% (institutional buyers) then you're going to clean up nicely because competition has greatly slowed.  

I know that not much is standard in any industry, I was basically looking to see what others have done since I had something in my mind as well.
