Generally tenants and working class people are the big losers.

All the details of rent collection, leasing, maintenance, repairs and bookkeeping are handled by national class, professional property managers.

Back in 2019 I was asked to bring a training class on iBuyer programs and I refused.

Didn't happen to me, but I toured a home rehabbed by a colleague, who went to the same class I went to back in the day.He was 100% determined to save every single dime and did all the work himself (which is ok, if you know how to do it, and you pay yourself..) 

If it is worth it, are there any schools/ classes that anyone would recommend to obtain the license?  

The higher class property you get into you are more seeing equity paydown and appreciation as your long-term ROI, but if you put enough cash down anything cashflows of course.

One thing that is different than other markets is MF units are sprinkled throughout the city, and in all neighborhood classes.

I would probably be able to afford one single-family further east in a b-c class neighborhood.I appreciate your note about risk and diversifying my portfolio/holdings.
