I would sure like to contact the tenant and find out if the management company is treating them well.

Do we both have to buy it as an investment property or can I treat my loan like a second home?

The first deal I'm treating more as a learning experience rather than a home run deal, then focus on profits later. 

Look for San Diego folks here and ask if you can treat them to coffee or meet them over zoom, skype, duo, or facetime. 

If she fails to pay, take her to court.Consider hiring a property manager that does a better job of screening, inspects the property regularly, and knows how to handle renters that treat property like this.

@Stephon Rhea I'm certainly not a tax accountant, but my basic understanding is that the IRS treats investments for flips as personal income, seeing as it is more so a job than it is an investment.

First they complained about windows which I fixed in 3 days.The tenant in the second unit complained about roaches in her apartment so I got an exterminator to come check and there was no sign or roaches or rodents on the property but only in her apartment and the exterminator treated it.The problem is the same tenant called me back to complain again about roaches in her apartment and now she saying there is mold in her bathroom.

It would mean treating us in a manner that we do not deserve.
