I know nothing about cleaning and only people certified can be in the property so there is no way to make sure they do a good job yet you must absorb all the risk of it getting clean or not.

There's a real premium for certified organic.After you learn the basics and can speak somewhat knowledgeably, visiting local brewpubs can also provide a lot of info.

So many "experts" pitch REI is not truly difficult and anyone "can" do it.

Once a year a qualified backflow certified tech (usually a plumber that has taken the backflow cert class) comes out and makes sure the assembly works properly, signs the form and sends it to the city.

Ken Min that's great advice and don't worry I won't take it as full legal advice ;-) I think starting out I'll stick with the reasonable states and leave WA for the more expert investors.

I am not an expert but I have looked into converting a traditional driveway (pull in, back out) to a through driveway (in Poway, not in San Diego). 

Anyway, I'm no insurance expert (or annuity expert) so this is just one 38 year old guy's take...

@Shawn FranksSo just tossing this idea out there...I'm certainly not an expert in your market BUT have you considered keeping the condo as a short term/corporate rental (if your condo association allows it)?
