I want to to post something (later tonight when I get near the book) I am reading where the author says it is extremely difficult to use traditional financing for multiple buy and hold properties, unless you already have an extremely high income.

It must be signed by all owners, and buyer, or one party must have authority to bind the other owners, it must set a date for the transfer to occur, that can be on or before, and it must have the consideration.It would be best to include matters like they must convey good title and provide title insurance, proration of taxes/rent, and what personal property stays and what goes.

I concur with @Brett Russell ... best book ever written for rehabers to determine rehab cost.hile you're at it I would also highly recommend buying " the book on flipping houses" by the same author.
