Your yard is in terrible shape and in need of care on a regular basis.

Forget about the gross and look at the net..Seems like some kinda vacation rentalI know a lot of people investing in these type of properties and don't care much about the income but focus on how they can enjoy the property themselves with friends and family.. 

Pay for the removal and cut the $$$ price you pay for the building.

I’ve found people could care less about my company name or logo if I have a good house they want to rent that’s all that matters.

Under the new tax cuts and jobs act, the same income amount is now in a lower marginal bracket.

Hard money is expensive money and cuts into profits.

This way, 1) if they are not caring after their pets the way they are supposed to - you charge them for the damages in real time versus at the end of their lease term (hoping there's enough in the security deposit) and 2) you're not surprised when they finally do turn over keys.Good luck! 

A guy owed me wife some money and they only way he could pay it off was by agreeing to sell his SFR at a cut rate.

Homes are clearly outdated and need things taken care of like lead paint, new windows, paint, etc. 

I am just trying to cut down on the bure BS that I am sending to the judge on this one.
