For your location, I would highly highly recommend you do MTR in the property, and establish a relationship with the hospital so they know you have lodging for traveling medical professionals.

If the tenant looks good in every respect except for credit, then you can mitigate the risk by collecting additional rent up front.Just be careful you aren't lowering your standards every time someone waves cash in your face.

I don't care what any agent tells me, all they care about is closing the deal & getting their cut.Literally had a thread about this in Raleigh with their suspect ways of handling it.
