The way short sales were explained to me was the seller needs to agree prior to it being brought to the lender.

A couple weeks later the same realtor brought me 2 off markket duplexes that we did close. 

I even brought down a ring of crime in CA posing as a GC and got at least two guys serving time and paying me restitution and four others got their GC licenses pulled.

I brought in a partner for the down money, I manage and rehab.

Now that I reread your post, it's not quite the same, but brought back some memories :) 

If you already have a following, people are always looking to be brought on as a professional in front of people they have not been exposed to.

(brought on by covid-19) some have been getting pretty competitive rate and fee wise. 

However I am looking into using Evolve as the management company and 2 of the properties they manage in the area brought $19,000 annually (after evolves 10% fee) and another $32,000 after the fee.
