The news coming back was that her apartment was full of spiders (black widows) and cockroaches....One of the last buildings I bought had similar problems and I have subsequently cured it with Pest Control.It appears that the other two tenants that I have not spoken to are Hispanic too.My question for you all is should I be making any effort to supply these people with Spanish language documents, i.e.

Kudos for the DIY effort but once you're prying out screws (maybe someone repaired it before and stripped them) you're doing some damage and probably just begging for a call with another issue in a couple of months.

Buy the right property in the right location, with the right up front repairs, and you are 85% there ... screen your tenants well and you are another 10% there on top of that ... there's always going to be that ~5% that you just can't get rid of and will need to put in a bit of work from time to time on, but it is well worth the effort so long as you nail the other 95% ... if you don't nail that first 85%, though, then you are going to have some hard work ahead of you, with or without a PM.

Two things to do to jump right in.  1) Define your goals, write them down rad them out loud whatever; Just make sure you have a direction or (as I am prone to do) spend time jumping around in analysis and wasting time and effort.

Years ago in the mid-2000s I managed to get (after about 6 months of repeated efforts) a CD of data from Providence but it was only some assessor data, and a few years ago I tried again and they gave me even less information and this time it was in PDF, not Excel as it had been in the 2000s.
