According to my attorney, an eviction moratorium has the net effect of withholding access to the legal system for one party in this contract.In contrast, the CDC's opinion was that the eviction moratorium was necessary to curb the spread of COVID because those that are evicted may become homeless and spread infection more quickly.Do you feel eviction moratoriums are unconstitutional or that owners have an obligation to society to not evict during this pandemic?

Also state in the agreement that there will be no trash left in the house / yard / or at the curb and the house will be broom clean.  

Curb appeal = very important. 

Just from the pictures, this house needs about $10K worth of updates (paint, appliances, and curb appeal)...ARV is $38K-$40K based on recently sold comps.

All units have a one car garage, concrete block foundation, nice landscaping and curb appeal.

Curb appeal means very little to me now that I've learned a little on this site ;)

Tenants really seem to like those cosmetic changes that give your building curb appeal.

This not only provides a psychological boost (who wants to lose money?)

I am hoping to boost this question to see what others think.
