I close on a fourplex in Albuquerque on Thursday that is boarded up and condemned. 

Fast forward a few years I'm on the other side of US with my little red pickup sleeping in a tent in the restaurant were building. we've have had 3 top restaurant in the areas we opened in across-the-board in only 8 to 11 months each time and still making money on a restaurant that's not even a year old.

I'm glad I didn't because that W2 gave me the confidence to make some smart investments that also spring-boarded me to get a handful of rentals in your market.

What if I paid of the property aggressively with the cash flow from rent and accelerate my cash flow goals early to increase my ability to risk better deals next (de-risking my cash position while I have kids at home)? 

Since the average trip charge is $85-$100, this covers the stupid requests... like when the kid flushed a toy down the toilet and clogged it.  

At this stage in my life, I'm married with kids and it's not a realistic option.

Homes with forced air systems and especially central AC tend to me more favorable to buyers across the board from what I see. 

And lastly, you gotta live like a college kid.
