Yes, its too tenant friendly here, but its all I've known so doesn't seem too bad and good screening and qualifying go a long way. 

Check ups on the property to ensure the tenant is keeping up with the property, tenant screening etc. just curious this is my first year of owning a property and what to ensure I'm receiving the maximum tax benefit.

Eviction is a failure of the landlord to properly screen tenants, or set the rent at a point where you get good tenants not someone desperate.

I would say ramping up your screening process would be a far better solution than some legal slight of hand.I'm not familiar with a "holiday rental contract".

I figure this will also allow me to screen out the people that just want off of my advertising list.Does anyone have some input as to how well this works?
