So glad you've already plugged into the Bigger Pockets podcast - that was a huge source of education for me when I first started.If you haven't already, I would recommend finding a real estate agent that you trust, and also start talking to lenders (banks, mortgage brokers, credit unions, etc.)

Why is it a problem if floor size is bigger than lot size as with the case of a 2-story building?

Let the technicalities on the late fees go, find the best middle ground solution for both of you, and offer her a bonus to find a new place as you'd rather salvage your relationship and it isn't worth having this come between you two.Chalk the loss of fees and possible rent for a move out bonus as a relatively inexpensive lesson learned about renting to family/friends.

I don't know the details of a Land Contract.Your W2 comment makes me wonder, can I write off both the interest as well as the loss (diff in mortgage and rent?)
