So choose your battles and don't think you can just lowball very house out there.I know (because I've been on both sides of this) that quite a few sellers (including me on occasion) will not deal with a buyer again who offers a ridiculous price the first time.So do it but be smart about it.

Upflush toilets can smell, be noisy, expensive to replace and leak.

This business can be a battle. 

I work in NOVA so the battling of rush hour traffic can make it hard to attend meetings on time.  

We repainted the whole house and refinished the floors to get rid of the lingering smell of cigarette smoke (and to cover/repair marks and gauges on the walls and floors).  

One of my friends is currently going through a LENGTHY court battle to get his approved. 

This seems like an unnecessary uphill battle. 

I suggest doing it with ones that are already discounted a bit so you are not wasting time and can smell a little motivation.

I have 3 kids and a full-time job and I hate this stuff so it's a battle.

I have a rental property with up and downstairs tenants Just recently the downstairs tenant has complained about them getting a smoke smell from the upstairs neighbours in their unit.
