I would want to rip up the carpet in all bedrooms, the floating tile in the kitchen/living room/bathrooms and lay down water/scratch proof laminate.

The maintenance/cap ex is more a function of number of kitchens, bathrooms, square footage, etc than a function of the rent collected.

There is some mold growth on a first floor wall from a leaking toilet shut-off valve in an upstairs bathroom so in the scope of work are you able to state something to the extent that to completely remove the mold it will require new drywall and removal/re-installation of carpets?
