If that doesn't work, then I'd avoid closing until you find out what the tenants will do.

A 20K house will most likely be a D property and I'd avoid, especially when you are OOS.

It takes the escalation department to get a hold of the client care specialist's manager who finally reaches out to the title company to provide them with what they need.I haven't yet attempted to look into the Chase mortgage guarantee of $2500 cash back if they don't close on time but I suspect they are going to use any excuse to avoid paying out.

Hopefully that will be enough and avoid the need for legislation!

Additionally, every lender advised avoiding a loan under the LLC, as its unestablished, and won't get the same rates, if a loan at all.  

Lien position is something you’ll likely want to master first, before buying at auction to avoid making a costly mistake.
