If your area is desirable (trendy, or maybe a new employer brought more jobs to the area, close to a college, etc...)? 

Once you know that approach the owner and see what they want for the house.

ALL CPAs are good accountants-- networking here is the right approach to getting some recommendations. 

I've been on the BP site for a couple of months, and have chosen the wholesale approach, with the option of rehabbing/sell if the right deal comes along.  

there are thousands of 4 plexs in PHX many went through foreclosure about 5 to 6 years ago and were trading for less than 100k per 4 plex with rents at 2400 gross.these are probably bounced back to about 150 to 200k... they peaked in 07 at 350k FYII knew many bay area folks who bought them at 350.. .there was a RE agent in PHX Linda Gercheck who brought her RE broker team to the bay area and did fly buy program and as stated she killed it in 05 to 07.. 

I've been using apps like Zillow to find homes but it doesn't seem like the right approach to finding a good deal for me and a potential buyer

In addition to using bank loans and hard money, we've also approached people for private investments.  

That means a suit was brought and successfully prosecuted.Insurance does NOT prevent lawsuits!

I thought that was a novel approach..

I'm curious if anyone has been in a similar situation before (inheriting tenants) and what your approach was.
