As I’m analyzing deals I’m finding some properties that will cash flow.

This is probably a three month goal for me, so I want to start analyzing deals now. 

My city has had an explosive year and price to rent ratios are not the most ideal at least from the small amount of properties I have analyzed.

This is one of the old recommendations from senior military folks, buy everywhere you are stationed and then rent it when you move.So here is the real question, how would I evaluate/analyze my house for renting using one of the calculators?

If you are wanting to stay within a 30 minute drive of Sorrento Valley I would suggest looking into Mira Mesa, Oceanside, Clairemont, San Carlos, Allied Gardens, and La Mesa.I would be happy to send you the spreadsheet I use to analyze deals if you would like.

That being the case, I bake those costs into  my property analyzer so that I can afford them and still get my desired return.
