Some flippers are doing close to that on sub 200k houses, so I can't imagine there would be much incentive for them to take on a 500k project with that slim of a profit margin.

The installation Contractor and finish out is key to making it a great project.

So I think everything depends on the size of the project. 

I've always been interested in building/construction (my career path is Project Management) and I want to build a strategy for flipping SFR and acquiring rental properties along the way.

BiggerPockets has calculators that you can use to input the project financials and create a one-page PDF report to market your properties to potential investors.There are other paid services that provide similar functionality, but it's hard to say without knowing your investment strategy...

I bet with the right motivation this would be a day project and you wouldn't have to worry about it anymore....

And you don't need mentors, unless they have some financial interest in the success of your project.
