@Kevin Green, I took a closer look at your pictures - keep in mind, I'm just looking at some pictures, not present at location and far from an expert - but here are some other observations:I think you have a problem with that retainer wall also - is already buckling, probably from not having a proper drainage behind it (yes, hydro-static pressure will move big stones walls) and sooner or later is going to crumble.

That being said if you’re responsible for the heating and air conditioning and those look older it might be worth it to have a HVAC person take a look at them.

I guess including the check with the letter is an interesting high pressure strategy (since it disincentivizes them to wait the 15 days required) and it does save a second Certified Mail fee (and god forbid a third if they don't pick that letter up either), but I'm not sure it's within the bounds of the Florida statutes.
