As far as the loan goes, I'm not a lender so this is simply my opinion/educated guess, but the way I understand it is you'll be turning your property into an investment property so you'll have to show income/potentially find a lender who will count Air bnb income to offset the mortgage before applying for another mortgage UNLESS your DTI ratio is low enough that you could support another conventional loan without using income to offset it.

Do you install an air conditioner or a dishwasher?

She has to carry her cleaning supplies, vacuum cleaner, linens from 8 beds and trash up and down all three stories.All the new buyer has to do is put the utilities in their name, turn on the air conditioning, and people can move in the next day. 

Ask the seller about specific items (i.e. heating and air conditioning, hot water heater, plumbing, etc) in these properties and see when they were last serviced and/or replaced. 

The air handler will need to fit up into the attic so the scuttle hole will need to be of a reasonable size.
