I actually have people who keep calling about renting it so that doesnt worry me too much.

Are these people actually investors? 

In my initial analysis, I was using actual T12 numbers for electricity and water.  

It took me a little while to figure out that it had actually went through foreclosure in 2004.

Don't be deceived by assuming that your actual cash flow is NOT the actual rent amount.

I do admit that I do not know all of the logistics behind this home but just to see it actually go under contract in the middle of a well established neighborhood is awesome to me. 

I actually emailed their customer service to ask how they make any money if this service is free...seems to good to be true. 

But I wouldn't make it about the dog or it could potentially be seen as discrimination or retaliation if they have a legitimate disability/service animal and they perceive that as the reason you are actually trying to get rid of them. 

The actual work was more or less 3 months.
