Now before anyone suggests meeting with a realtor, getting an appraisal or looking at comps of recent sales to get a more accurate figure, I'm fully aware of those options. 

I just feel I don't have a lot of options so I'm really conflicted on what to do.  

There is a drop down with lots of options and if you select "no central heat/air" you can't get insurance from most companies.

As for SW markets, ABQ is the "affordable" option as SoCal, AZ, and CO have become over valued making it difficult to find decent deals. 

Try to narrow down your options to the top 3-4.
