I would suggest not just dumping it all on the title company and expecting them to handle everything with no communication from you. 

So I was wondering if I can still use a FHA(first time home buyer)…Here’s my situation, My wife purchased a home before we got married & everything is under her name.

And not sure of the ages of her 2 children from that marriage, but maybe suggest a large portion of it should be going to a trust, LLC, some entity where you invest in property as Trustee or managing member for their future.

Ken, what do you suggest, a separate LLC?

It was recommended to me that I get a structural engineer on property to do an inspection but that costs $1500 so I'm not sure if I should spend that money or just get the work the original company suggested done.
