In fact I just finalized a HELOC on my primary residence & will close on a duplex purchase next week - both via Centier Bank.

Haven't gotten final figures from our electrician in the cost but I have always been interested in off the grid type products.

If you look here on BP, there is a lot of info on how to screen tenants.I also include as my final step in the approval process a home visit at their current residence to verify that they've taken "reasonable and normal care" of it. 

@Ashlie Greising Those little cities I mentioned above have a lot of small-multifamily properties and they're semi-new-builds 2004 many fourplexes, triplexes and duplexes.
