I talked to several property managers in Asheville and the going rate seems to be 10% but, aside from the local company, I have not found any who will manage properties as far north as above Mars Hill.I have decided to make my rental a long term rental and save the short term rental headaches.

Or get the property in my hands, do a few more deals, maybe flips to get some more liquid cash, or connect with a private investor or a builder/experienced investor who knows the ins and outs to do the construction on 2 potential luxury single family homes (comps in the area are between 400-700K) or 4 townhomes (comps around 325-450k in the area)), and actually build on the land.

The Land Trust agreement in most states is a private document, and the Deed to the Trust via the Trustee would actually be the only public record.But for anonymity and privacy - Land Trusts can help.
