Serve notice respectfully, let them know that you're willing to work with them and that you're not upset by the whole process, and that even though you're evicting them, if they need anything they should not hesitate to contact you, and that you'll help in any way possible.In other words, be nice, honest, and accommodating to a fault.

My break through book (which also seems to be everyone else's here in BP) was recommended to me by a mind I highly respect, called "Rich Dad, Poor Dad" by Robert Kiyosaki. 

I will look into those roles at respected RE companies. 

The duplex is in a great area and is currently rented out on both sides (650/550month respectively) with leases ending in Jan.

Just be real with us and we will buy.Anyways as you can see we almost got burnt that's why I am just disclosing this and I'd like for the rest of my BP family members who actually work hard and respect our business to know to be careful, don't waste your time with these people and even more so be careful with your hard earned money. 

With respect to laws, google the "Oklahoma Landlord Tenant Act".  

If that was true, I reasoned, then a market niche should exist that would let a man make a respectable living -without- being corrupt.I know, we're all just people, and we're mostly not corrupt. but, given the way the real estate market and practices were being illustrated back then, can you blame me for thinking the way I did?

@Perry Ivy - I respectfully disagree with you and don't think you fully understand the BRRRR strategy.

I am quick to respond to their needs and show the students I have pride in my units and in turn they usually respect the property.  

I felt bad that she responded because I really respect her time and done like to interfere with her time off - but WOW!
