Since I’m not exactly ready to jump in yet, I’m wondering if anyone on the forum does fix & flips in the McMinville, TN area and could speak to the area of West Riverside on the south side of town.....just looking for some info since I’m not local.....any insight would be appreciated!!  

Generally speaking a primary residence is where one lives most of the time.

I would speak to someone familiar with your local lease laws/ regulations to make sure you hit all of the basics.

Joe,I really hope you get some good responses here with how specific portfolios have performed over time.I can tell you that the type of property you purchase, the location of the property, the amount of rent paid by the resident and probably most importantly, the quality and level of renovation are going to have a major impact on performance over time.   

@Ryan York I can't speak for the keys specifically but you might look into it further by calling the county.

And with a nicer house you would have a better quality tenant anyway who would probably have that similar quality.

If you leave the windows bare you'll be cheapening the look on an upper priced unit or opening yourself up to the tenant hanging cheap (paint drop-cloth quality) blinds using the same nails he would use to hang Christmas lights outside, 20 penny nails!

At this point (the starting point) in my career, learning the ropes through experience and quality mentorship is more important than anything else - even money.
