I have off shore investors … the only issue I had was my bank wanted to check the patriot act box.when I was getting multi million dollar wires into my accounts.. they wanted to make sure it was clean money.to that end my investors came to the us and we had a meeting with my bankers.. going direct to your attorneys trust account could work.. but the funds I brought in went into my account.

Whereas you would ordinarily indicate earnest money, down payment, financing and total purchase price... in an owner finance deal you would spell out the exact financing terms such as:Seller agrees to finance $x of the purchase price at y% interest over z years, secured by a first lien deed of trust.

The LLC properties are outside of IRA's, so if I am not tied entirely to them I could put $1M of them into a Charitable Trust with perhaps a 5% withdrawal and use the IRS rules for deduction moving assets into a Trust in the first 6 years to convert the IRA rentals to Roth IRA rentals.

@Kevin MartinSomeone once told me tax deed auctions are like cutting down a tree.. 95% sharpening the axe and 5% cutting....means do your recon...check public records and property appraiser...avoid ones with 3 or more listed owners in property appraiser.40% get redeemed.Dont trust Google street view...do a driveby..break inside if needed...check them out!!!
