Still learning the ropes and looking for any advice on my first potential deal.THE PROJECT...I found a unique vacant lot in Southern California on Zillow... and by "unique" I mean ~1200 sqft total, triangular-shaped, with a misplaced gravel alleyway cutting through the middle of the property.

Basically you want to create walls (or motes) with your personal holdings in the middle and hope that the penetration stops using those tools (entities, umbrella policy, liability coverage, etc). before it reaches your personal holdings.

Need to know if your buying middle Pen state deals at 50k putting in 50k and selling for 165k netting 50k.. then yes home run all day long.if these are like J  says 500k home to 700k home at exit then thats another matter.
