As far as parking, you can put in your lease a max vehicle count.But do your screening.  

If not wholesaling, what is a more advisable/effective vehicle for a new or aspiring REI in the area who is looking to just get off the ground?

We have several offices over 1000, and one at about 4000. its our main support vehicle.

I am doing some heavy reading on all of the landlord tenant laws for the state of FL now.

One for a tire on the side of the house and the other for a vehicle parked on an unimproved surface.  

I can focus my efforts on what I do best, make money with notes, and spread what I can to stocks and bonds and have those vehicles make money for me, too.

If you were planning to leave your job soon and exit the rat race using real estate investing as your vehicle, then that clearly wouldn't work.  

Shells are easy to find but require so much more work during the rehab process, while Livables are rare at a good price with heavy competition, but a lot less rehab worries.Looking for suggestions.
