In the same month I was dropping a big chunk of cash on a new property that was closing, I had a carport roof and supports that had to be rebuilt and two heating systems that finally bit the dust on other properties all come up.

Since blower motor failures like these most often happen here in the dead of winter when the blower is working overtime to push heat through the house, you will often get the SAFETY HAZARD lecture as the property is quickly moving toward freezing temperatures.

It's not uncommon to see heating costs of $9-12k per year.

If the tenant went to the hospital for heat stroke I would have been done.

We do not have central air, so this would all be for heat @Jessica Bridges.

They are nice at that point, with updated heat/air, roof, and flooring, so the dreaded "maintenance will eat you alive" is false.

This is an uncommon style of house in the area but it is very southern and it would serve my purposes of incorporating an outdoor livable space that is protected from the elements and also helps to create a Thermodynamic breezeway removing heat from the house which is very important here in Florida.  

Leaky roof + rain + FL heat = mold.
