Well, I'm gonna bump this up to see if I could get some more information, this is the closest answer I've seen to my question so far.If you bumped this up to 1800 sqft (make it a 4/2 basically) what's your personal guesstimate?

If you wanted to be sure about it, you could probably wait a few more months for some of the higher priced spring sales activity to close, which in theory should bump up your estimated value even more.

(I think you mean the fist option) As @Ryan Blake is mentioning, a separate account per LLC protects your assets against a lawsuit.I highly recommend listening to BP Podcast #109 which talks about asset protection through Series LLC's, Trusts, and other good strategies.Keep your money moving!

It would be much simpler to determine a monthly average cost, bump it 15% to cover excess use, and include that charge as part of rent.

Yes it’s open to abuse , potentially, the price might be bumped up, but not by a crippling amount, and how many times a year is this going to happen anyway , not many.
