If you wanted to be sure about it, you could probably wait a few more months for some of the higher priced spring sales activity to close, which in theory should bump up your estimated value even more.

(I think you mean the fist option) As @Ryan Blake is mentioning, a separate account per LLC protects your assets against a lawsuit.I highly recommend listening to BP Podcast #109 which talks about asset protection through Series LLC's, Trusts, and other good strategies.Keep your money moving!

It would be much simpler to determine a monthly average cost, bump it 15% to cover excess use, and include that charge as part of rent.

You have to make sure that you are not over-leveraged and that you have adequate liquidity in the event of that speed bump that is certainly coming your way. 

Yes it’s open to abuse , potentially, the price might be bumped up, but not by a crippling amount, and how many times a year is this going to happen anyway , not many.

Also, I am a somewhat of a bump nut so that may bias me to some areas you might not care for if all you care about is good cruising.
