I know a lot of people who say they want freedom, but in reality they want wealth...For example, you can achieve freedom by purchasing a very cheap property, paying it off quickly, moving in, and then building enough cash flow to pay for the basics -- food, clothes, used car, insurance, etc.That would give you freedom from having to work for someone else...The problem is, most people want more than that -- they want a nice house, a couple cars, good food, vacations, toys/gadgets, etc.

I sell them cheaper than any realtor sells them for on the MLS and cheaper than someone can find in the newspaper or cheap classifieds, and most importantly cheaper than other wholesalers.

Make a list of all properties in your target purchase price range (based upon the above filters)- Determine current indebtness/equity position (by way of a title search) to determine estimated ROI for every property in your list (could be time consuming and/or expensive)- Inquire about those that meet the above standards.It's sad but true, paying cheap money for a broad list (that you have to pan to find the gold) always costs more then paying a little more for targeted list.Regards,Scott Miller

Check with some of the agents and ask about stuff that someone really needs to sell dirt cheap, like .60 cents on the dollar.

At first she was trying to shoot down my idea, by saying it's really hard to find a seller willing to let you control the house for a 30 day inspection period, and willing to sell the house cheap enough to allow me to assign the contract and make a profit,etc.
