Curious if anyone has ever applied for a rooming house license?

My mortgage broker shared with me that I could also apply for FHA at the same time and thus I would pay only 3-3.5% down if I purchase a duplex.

After the second property, I started taking any side hustle money I made and applied that towards student loans while saving the same amount from my W2 and rental properties.

I have calculated a ball park ARV based on Zillow comps and reading my appraisal of the home before remodel and applying methods the appraiser used.

This one doesn’t always apply.

Also I suggest teaming up with a more experienced investor, LEARN then apply what you learn Good Luck 

Going through this process will undoubtedly give you many valuable lessons that you can apply when you scale your business outside of your own property.

The other great thing about vacation rentals is that it takes rent control and tenant laws out of the equation as those laws don't apply to vacation rental properties.To be sure, there are plenty of other laws that do effect you as an investor if you go this route.If you'd be interested in a conversation, I'd be happy to tell you more about what we do and why. 

Did you notice this already doesn’t apply to government backed loans?

I saw there was an exemption to this and in essence it is just a sublease so I am not sure if I need to apply for this.
