Btw, our area is REALLY depressed with a surplus of business real estate available; however, we do enjoy the following advantage:1) Right off the interstate with good visibility.2) In a shopping center that includes a WalMart Supercenter and next to a new LaQuinta hotel.3) Large automotive facility occupying 1 acre but includes 3 surrounding acres.

You should call around and shop that price, it'll vary by area, but that still seems high, even paying retail.

In addition, private capital sources can provide finance that might be easier to qualify for than a bank but you also might have to shop for decent rates.

I also understand that i could shop for a refinance on this portfolio at some point in the future and possibly get different terms if i need them.There are a few variables, of course.
