How to get small loan under $40K.

I am planning to buy another Condo for around $60-70K. I have $30K as down payment. I have contacted US Bank locally and they declined to process loan for small amount. So I am resorting to gurus out here. What are my options? Where should I apply? Any guidance much appreciated.

What about a signature loan or equity line against your primary residence? These might be options for small loan amounts as well.
