While an ever larger percentage of people want an urban, walkable lifestyle, most Americans are not willing to give up the size, style, comfort and privacy of the suburban SFR or townhouse.  

Sadly, in 2008 millions of Americans learned this in a jolting, financially crippling way.

Also I agree about living below my means,  It's very challenging with 2 kids, but we live well below the average American.  

The area is almost elusively low-income African american.

The building trades gets the American kids who were considered too dumb to go to college, or Mexicans - and Trump wants to deport most of them.

Most American's wouldn't qualify to rent your apartment. 3x your monthly rent is over $79K in salary per year.
