Now we have some extra income and eyes wide open!

I wanted to know if any of you guys have invested in Cleveland and your overall experience on it. thanks  Your experience will vary widely depending on which type of Cleveland neighborhood you invest in.

Just curious given your wide array of investments in your portfolio. 

Meaning if a cabinet is damaged you take a picture of it vs you taking photos of the full room from all angles.  

I did understand that this range is pretty wide, but because of the fact that the property was pretty unique, I was comfortable with this spread.

We also ran analytics portfolio wide over a given year and found out the cashflow was actually better for the owners/us by taking a $250/person move in fee in lieu of deducting things not considered wear and tear out of the deposit.  

Eyes-wide responses from consumers make me think that the latter two bullets are niche knowledge and/or that most lenders have additional overlays. 

As for websites, the property was widely advertised on public websites including Redfin, Zillow, Realtor.com, etc.

I've heard widely varying views on opposite ends of the spectrum--everything from "rates will go back down to 2021 levels in the next 12 months" to "rates will continue to go up significantly for the next 12 months, and will remain elevated for 5+ years"What do you think, and why?

Pet resistant carpet and underlay and sheet vinyl flooring.Proper doors, maybe ADA wide, even though its downstairs, just to feel bigger.Maybe wainscoting, with painted sheet rock above.
