There state wide, regional and in some cases local laws and guidelines regarding rent control, tenant right and you are creating a multi-family living situation that you may want to make sure you are covered by an enforceable lease agreement. 

If you are prioritizing low cost of capital, then calling banks is probably a better fit.Private lenders will vary quite widely in their lending criteria, so it may just be a matter of finding the right person.There are also hard money lenders that finance first-time investors.Are bank loans the only way to go?

It depends on your current situation and your goals.It's probably a good idea to speak with a wide variety of lenders; private lenders/individuals, hard money lenders, banks, credit unions, etc. to get a good idea of what financing options are available.Best,Michael
