You need to have your tenants/students commit to 12 month leases (I strongly suggest May-April), there is also significant scales of efficiency by owning multiple student rentals.

The biggest demo is in the garage which needs all the drywall removed due to mold caused by resting water in the crawl space.

A good way to check if they are still in the property is by placing small aluminum 8x9 baking pans with water and dish soap on the floor, spread them through out the rooms.
