Get an umbrella insurance policy and wait until you have assets to worry about an LLC.

It's not like I'm posting 3 posts back to back because I know I have to wait 48hrs to post another in the same category.

There's about a 2 day wait from when Cozy tries to withdraw funds to when it notifies you if there are insufficient funds(I've had this happen on occasion), so you need to keep that in mind.

They regularly refer new tenants to me and I have a waiting list of applicants.

I would not be happy with the arrangement if I was one of the brothers that had to wait till my parents die to get my portion if you are getting yours up front.

Pay close attention to the timelines- You have 60 days to pick out a property and then 6 months to close. there are 1031 companies who specialize in that and hold the proceeds of the first while waiting fir the 2nd to close. 

They literally can't wait for a traditional funding mechanism if their contract gives them 30 days and it takes 45 days (not uncommon) to get through a loan process.
