It really depends on the lender & how often they review their customer's files.

There are many statutory deadlines for notices and actions that need to filed, so I highly highly recommend engaging with an attorney, such as @Emmett R.

Quiet title action does not obliterate current liens, it's usually for very old liens where releases are not file, and lienholders cannot be found. 

LLC vesting is costly to register annually and file extra tax returns. 

In the past, we have filed individual taxes with schedule E but with the portfolio growing to be something more serious business rather than hobby house fixing, we are looking into Accountants/Tax Prep.

I imagine that, if I start investing in Ohio, I'll have to start filing taxes in Ohio for any properties that I own here.
