I do have one long term rental and one Airbnb, but I actually owned these prior to knowing about REI.

The prior owner was a hoarder  and will need to be cleaned out with hazmat gear.

If I need that, I may need to acquire more knowledge prior to taking that risk.

If so, the numbers do not reflect delays that occured prior to the property being listed (i.e. actually getting it ready to list, which is where most of the struggle often lies).
