Estimating Rehab Expenses to help with Negotiating Seller Contrac
Hi Everyone,
My partner and I are working to calculate all necessary expenses to appraoch our first seller with an offer to purchase their property and wholesale it to a flipper. We have estimated all of our numbers (ARV etc.m) but are struggling to calculate the necessary rehab fees. Currently the property is completely gutted to the studs, but drywall and electrical is up to date. Does anyone recommend us having an agent or inspector look at the propoerty prior to us beginning the wholesale contract? Furthermore does anyone have a rule of thumb in ballparking rehab fees?

I suggest you reach out to local contractors for an estimate. A savvy and experienced contractor will charge you but there are many that will do it for free.
