doing some research for an upcoming presentation, and as a hands-ON investor, it can be hard for me to really put my 'hands-OFF hat' on and compare passive investing vehicles without any bias. i'd love to hear especially from those who have tried multiple strategies, which of these you lean towards most & why:- syndications- REITs- private lending- being a hands-off capital partner- buying from turnkey companies (not sure i'd call this passive though)...

Also, it generally exists only because some landlords keep their property empty or if long-term tenants become delinquent, don't pay and turn into squatters.

I am not against it for the right person, but many people think that its a great way to get into real estate when you have no money and cannot qualify for a traditional loan, in that instance, its a really bad idea and mostly does not end well. 100% agree keep in mind some folks may have been transferred and their current home is not sold yet..

If I get an answer of "a month's rent to place a tenant, 20% of rents and I keep all the late fees", then there wouldn't be any additional questions from me and we'd both save time.
