Before I renew the lease last year, I have added the following items as an amendment to the lease agreement so that we can live in this place with safety and comfort:- 48 hr notice for showing on a few days during the week, no weekend and open house - no lockbox installed - no picture taken from our personal property (landlord has a set of pictures when the house was empty)I was wondering what legal rights does tenant have to enforce this amendment since the landlord really don't want to pay attention to them.

End result:I spoke with code enforcement and they gave me an insight into what was truly the issue in the unit.The repairs would be significantly more than originally expected which amount to about 10-11k.I sent back a list of items that would need to be repaired and respective costs to the bank and requested a price reduction.

Bankruptcy you get to see the borrowers income and debt which is a positive.In regards as to when to pay to use pacer, I pay for items during bidding phase - mainly the ch 13 plan and the proof of claim to see how much in arrearages are in the BK.

It helped me understand that I did everything I could to get this repaired as quickly as possible.This got me thinking for the future, as Terry actually mentioned, in my leases going forward, should I include a clause or statement that states, in black and white, what the reasonable repair times for certain items are based on local laws and jurisdictions?
