Need help quickly please!

Hi everyone,

I really need some help here. I've got my rental home in Houston leased out about a month ago and unfortunately, I am already having a hard time with these tenants. Not necessarily their fault, but it seems everything has been going "wrong" with the home since they moved in. My last tenant was there two years and I never had anywhere near this many issues in two years as I've had in one month.

Last night the tenant messaged me that the A/C unit was making a funny noise and wasn't really cooling. I messaged her this morning that I would contact my A/C guy and see how quickly he could come by. He's tied up in another job and said he would try to make it tonight or first thing in the morning. I've let the tenant know and she told me that she's:

"Sorry, but I need someone to come out tonight. We have two small kids and we aren't there right now cause it was getting too hot for them. If you can't have your own A/C guy come out then maybe you need to get someone else.

What should I do? If I can't get my A/C guy there today, should I try contacting an A/C company for an emergency repair? Is this considered an emergency repair? Should I pay for her to go to a hotel with her family for the night? I'm really stressing here, so any help would be appreciated.

Really.  Please quote me the property code that says you must have an AC.  I'll wait.   Don't give bad advice.  YES the right thing to do is to fix the HVAC system ASAP.  But you're not in legal trouble if it takes a day.  Even if the property code stated you must have it, you have a 'reasonable' amount of time to fix.   But the property code doesnt' even demand you supply an AC system.  Yes, that's correct.  The property code does NOT require the LL supply AC.   Not in Texas where OP is.
